Most inspection findings are negotiable. A few are not. This post is for Franklin buyers who are under contract, waiting on their inspection report, and want to know which single issue is serious enough to justify walking away rather than negotiating a repair.
Here it is up front. If your inspection turns up significant structural movement in the foundation, and it traces back to the soil under the house rather than a one-time settling event, that is the finding worth walking away from. Not always. But it is the one that turns a house into a money pit faster than anything else, and it is more common in Middle Tennessee than people expect.
Franklin sits on a lot of clay-heavy and karst soil. Clay swells when it's wet and shrinks when it's dry, which means the ground under a house is quietly moving with the seasons. Karst brings its own issue: limestone bedrock that water carves out over time, creating voids and, in the worst cases, sinkholes. A house built on either can develop foundation problems that don't stay fixed, because the thing causing them never stops.
That is the distinction that matters. A crack from a house settling once, decades ago, is usually stable and often cosmetic. A crack caused by soil that keeps expanding, contracting, or washing out will come back after you repair it. You can pour money into piers and drainage and still be chasing the same problem five years later.
Almost every house has cracks. A hairline crack in a basement wall, a stair-step crack in brick that hasn't moved in years, a slightly sticky door... none of that should send you running. Old houses in downtown Franklin near Fifth Avenue have settled and stopped settling, and they're perfectly sound.
What raises the flag is a pattern of movement, and a good inspector will describe it in the report:
One of these on its own may be nothing. Several of them together, in the same area of the house, is the pattern that says the foundation is still moving. When your inspector sees that, they will almost always recommend a structural engineer. Take that recommendation. A general home inspector tells you something is wrong. A licensed structural engineer tells you why, whether it's active, and what it costs to fix, and their report is what you actually make the decision on.
Buyers negotiate roofs, HVAC systems, water heaters, and old wiring all the time. Those are known quantities. A roof costs what a roof costs, and once it's replaced, it's replaced. You can get three quotes and know your number.
Soil-driven foundation problems don't work that way. The repair cost is a moving target, the fix may not hold, and the disclosure follows the house forever. When you go to sell in Tennessee, you have to tell the next buyer, and that history shrinks your buyer pool and your price. So you're not just paying to repair a foundation. You're buying an asset that's harder to sell than the one next door.
There's also the insurance piece. Standard homeowners policies generally exclude damage from earth movement, including sinkholes and settling, so you may not have the backstop you'd assume. That changes the math on a house that keeps moving.
Walking away isn't automatic, even here. If a structural engineer inspects the movement and reports that it happened years ago and has since stabilized, that's a very different situation. Older Franklin homes settle and then hold steady for decades. In that case the repair, if any, is a one-time fix, and you can price it into your negotiation like anything else.
The deciding question is always the same: is the ground under this house done moving, or not? An engineer answers that. If the answer is "active, ongoing, driven by the soil," that's your signal. If the answer is "old, stable, cosmetic," you keep going.

Read the inspector's summary first, then go straight to any line that recommends a specialist. If foundation movement is flagged, don't try to price the repair yourself and don't take a contractor's word alone, since the contractor who quotes the fix also profits from doing it. Get the independent engineer out during your inspection period. In Franklin's market, that window is usually short, so call and schedule the day the report lands.
If the engineer confirms active, soil-driven movement, walk. There are other houses, and the peace of mind of not owning a foundation that fights you every season is worth losing an earnest money deposit over, if it even comes to that. Handled inside your inspection contingency, you typically get that deposit back anyway.
That's the whole point of the inspection period. It exists so you can find the one thing that changes everything, and act on it before it's yours. Most reports won't hand you that thing. But if this one shows up, you'll be glad you knew what you were looking at.
